1. What’s your experience working on projects like mine?

Asking for examples of similar past projects allows you to assess an architect’s design style and experience. Look for diversity in their portfolio to gauge their versatility and ability to handle different types of projects.

 

2. What is your process for developing a design?

Understanding an architect’s design process is crucial to ensure their approach aligns with your expectations. They should be able to outline their methods for gathering requirements, conceptualising ideas, and translating them into practical designs. It’s also worth talking about your role in the design process. How involved do you want to be? You should feel comfortable that you will be able to establish a good working relationship, and that they are happy for you to be involved at the level you would like to be.

 

3. How do you incorporate sustainability into your designs?

With increasing environmental concerns, sustainable design practices have become a priority. Inquire about an architect’s commitment to sustainability and their strategies for incorporating green elements into their designs, such as energy-efficient features or the use of eco-friendly materials.

 

4. How do you handle budget constraints?

Managing a project within a specific budget is essential. Ask the architect about their experience with budget management and how they ensure design decisions align with financial limitations. Their response will provide insights into their ability to balance aesthetics with practicality.

 

5. How do you collaborate with other professionals, such as engineers and contractors?

A successful architectural project requires seamless collaboration with various other professionals. Ask the architect how they foster effective communication and coordination with engineers, contractors, and other team members throughout the project lifecycle.

 

6. How will you explain the design to us?

An architects proposals can be difficult to understand and it’s all too common for a client to end up with a finished results they weren’t quite expecting!

Technology plays a significant role in modern architectural design. Inquire about the architect’s proficiency with design software, 3D modelling, and other technological tools that aid in the visualisation and communication of designs. However, it’s no bad thing if they prefer to present their proposals in another way e.g. hand sketcher or physical models. Make sure you see some examples from their previous projects, so you can feel happy with how their proposals are presented.

 

7. How do you prioritise functionality and aesthetics in your designs?

An architect must strike a balance between functionality and aesthetics to create spaces that meet clients’ needs while being visually appealing. Understanding how they prioritise these aspects will help you determine if their approach aligns with your vision.

 

8. What approvals will be legally required for this project, and how will you help navigate this?

The most common of these for a home project are:

  • building control approval
  • planning permission
  • party wall award
  • and freeholder consent where applicable.

The more detail they can give you at this point the better. Ask them specifically what potential pitfalls may be and how they would deal with them. If they have done applications for similar projects and/or for your local council this should prove to be an advantage.

 

9. What is your fee structure?

Architect’s fees are often split into stages – where you pay them at certain key moments in the project timeline. Some architects will want to be involved in the project from start to finish, where others might be happy to do the concept design / planning application only so you can pursue your design further with a contractor (see our article: the Pros and Cons of Design and Build.)

 

10. What is your availability and timeline for this project?

Lastly, inquire about the architect’s availability and their estimated timeline for completing the project. This will help you assess whether their schedule aligns with your project’s deadlines and ensure they can commit sufficient time to your work.
